The Monthly Market Pulse: Houston’s Real Estate Review – March 2024

A Blossoming Scene 🌸

Hello, Houston! 🤠 As the springtime sun warms our city, our real estate market is showing its vibrant colors, just like our lovely bluebonnet fields! Here’s a snapshot of the trends that unfolded in the Houston real estate market this past March, courtesy of your devoted Selling Houston Team.

🏡 Spring Slow Down

Last month the first sales slowdown of 2024 was noted, as single-family home sales saw a dip by 7.5% compared to last year. Although more homeowners are putting their homes on the market this spring, it seems that continued interest rate fluctuations are keeping buyers cautious leading to an overall tapping of the breaks on our local market.

📈 Inventory and Incentives

With more choice comes more power to find your perfect match! The supply of homes has increased to a notable 3.5 months. That’s closer to the “balanced market” range—meaning neither buyers nor sellers have the upper hand.

🌟 Market Metrics: Affirming Adjustments

  • The average single-family home price blossomed 1.3%, settling at $412,464.

  • Median sweetness increased too, with the median price reaching $330,000, up by 1.6%.

  • Days on Market (DOM) for single-family treasures dropped from 62 to 55 days—our homes are just too charming to stay unclaimed!

Celebrate these increments! They represent the growing value in our market, and more importantly, in your investments. 📊

🚀 Rental Demand & Diverse Offerings

While sales may have seen a sprinkle of showers, the rental demand for single-family homes remains unshaken—proving that Houston’s allure is steadfast.
